Sliding Rock Vacation Rental Program is an opportunity to earn income to help you offset some costs of ownership, pay off a mortgage, or even put money toward your retirement. It will relieve you of those things that rob you of time and enjoyment at your cabin and give those headaches to us. Things like cleaning, maintenance and after-hours emergencies. You will still use your cabin whenever you want, and it will be available to guests for income earning potential when you’re not using it. And unlike most Vacation RentalPrograms, we have no Start-Up Fee!
We’re Trusted and Proven. We have been in the Vacation Rental business here in the Ellijay and Blue Ridge area since 2001. We have great relationships with our Owners, Vendors and Guests and that’s important to us.
We’re Small. Now to some that may sound like a disadvantage, but for us it means personal relationships with our owners, control over the number of cabins in our program (yours won’t get lost among 100s) and the limited geographical area we’ve chosen to serve allows us to ensure that Guests have the best experience. And that results in more income for you.
We’re Local. We’re a local company and we only rent cabins in the Ellijay, Blue Ridge area, not across Georgia or across the United States, only here. We live locally as does our staff of managers, housekeepers, maintenance personnel, and reservationists. This allows us to be responsive to cleanings and maintenance so there is minimal down time for rental availability. Our reservationists are not part of a national call center, they live here too. As cabin specialists, they preview every single Sliding Rock Cabin. They know our cabin neighborhoods well and are experts at matching Guests to cabins. Those things only happen if you’re a local.
We’re Experts. As cabin owners ourselves, we are your guinea pigs, trying new things to increase rentals and then passing those ideas on to you. Our 18-years of experience here means we have expansive knowledge to share about what appeals to guests, what makes them choose a certain cabin and what makes them return to book again.
We’re Successful. 70% of our 40+ properties have been in our program over 9 years. 65% are returning guests and our occupancy rate is the highest in the area.
Personal Relationships – You are not another dollar sign but a business partner. Annually we offer a one-on-one walk through of your property to discuss your rental history, recommendations for maintenance, décor updates or any other issue you wish to discuss to improve your rental occupancy.
Restricted Rental Inventory – We monitor our entire inventory to ensure we have the right proportion of cabins to renters. We don’t take on sub-standard cabins that might diminish the value of yours among others we manage. And we limit the number of cabins we manage because we live by our Small Philosophy.
Limited Occupancy – We will not allow guests to exceed what the property was built to accommodate. We want to ensure, protect and limit the wear and tear for all systems of your property. As the property owner, you can limit the number of guests we accept, and House Parties are strictly prohibited.
Reservations Notifications – Our reservation process notifies you immediately of reservations, cancellations, and/or changes. Through our free Owners Portal you are able to view what’s going with your cabin at any time.
Rental Record Keeping – We keep accurate nightly rental records for your cabin, ensuring that you receive all money that you’re entitled to and we provide timely payouts. As a Cabin Owner, you’ll receive a monthly statement (both hard copy and electronic) with revenue payments.
Cabin Compensation – We never compensate our employees, families, or friends by using your cabin without your knowledge and deny you income.
Tax Recording and Payments – We take care of all sales and lodging tax implications, so there is no worry for you.
Upkeep and Maintenance – We have a full Maintenance Team that watches over your cabin and notifies you when there is a potential problem and we’ll recommend the most cost-effective solution. We handle emergency repairs and preventative maintenance. Cabins are inspected before and after every guest for damages. You can choose to complete your own repairs based on our notification and recommendation, if you desire.
Tailored Marketing – We market each cabin in our program equally and fairly on our website, Facebook, Instagram and various additional third-party websites with beautiful photography to show each charming asset of your property and make it appeal to potential guests. Our Facebook Page has over 38,000 followers and we employ SEO experts to keep us in the highest rankings. Your cabin will not be lost in a among 100’s on our website. We sort by Size, View, and Amenity to pin point a perfect fit for the guests. Cabins are rotated so that each cabin receives the same exposure.
We are always interested in reviewing select properties for our Management Program. Pet friendly properties with exceptional mountain or water-fronting views are at the top of our wish list as well as properties that are secluded or private.
